Here is where you can find out what The Property Shop can do for you if you are selling or looking to buy a property on St.Helena.

For saleThe sale of property generally consists of two main steps:

 

These steps are usually carried out by an Estate Agent (Realtor) and a Solicitor (one each for Vendor and Purchaser) respectively, though it is not unusual for an Estate Agent to offer conveyancing services.

The Property Shop can offer Estate Agency services and Conveyancing services (See note) for the sale of properties on St.Helena. The services offered differ, depending on whether you are selling (Vendor) or buying (Purchaser):

  • Service to purchasers

So, you're wanting to sell your house (or other property, such as land, factory, etc). The first step is to find a buyer that is happy to pay you your asking price (Don't know how much your house will fetch? - don't worry, we'll help). A properly designed marketing campaign will almost certainly help you to get the best price possible - that's how The Property Shop will benefit you - by providing Estate Agency services to find all of those people, wherever they may be, who might be interested in buying your home, showing them around, and handling negotiations of price on your behalf.

Then, when you've agreed a sale, there's the onerous task of actually getting the legal documents registered to hand over ownership of your house to someone else, without the danger of them not paying (or not being able to pay). And you'll want your housing loan paid off as well, if you have one. And you'll want the utility companies to stop sending you bills. And you'll want to stop paying insurance premiums on the property. And you'll want the Post Office to understand that you don't live there any more etc etc. This is what The Property Shop intends to do for you, relieving you of the hassle.

Estate Agency service

  • Creation of a marketing brochure for the property for sale, including textual descriptives, dimensions, features, amenities, photographs etc.

  • Introduction of potential purchasers

    (*) The Property Shop does not provide valuations which can support a request for a mortgage. Mortgage charges for properties on St.Helena are held exclusively with the Bank of St.Helena, and they will be pleased to advise on how they value properties.

Conveyancing service (See Note)

  • All interactions with the Purchaser's solicitor
  • All interactions with the Registrar of Lands
  • All interactions with the Bank of St.Helena (mortgage lender)
  • Drafting of Contract of Sale document
  • Management of the Exchange of Contract process
  • Collection of and retention of deposit funds from Purchaser
  • Collection of balance of completion funds
  • Management of the Completion process
  • Payment of all bills
  • Note of change of address to authorities and utilities

So, you're interested in buying a property on St.Helena. It doesn't matter whether you already live here or are an intended newcomer - The Property Shop can help you find the right property.

You can look at properties for sale in the shop-window displays, or simply peruse our web-site for properties of interest. We can send you brochures of specific properties that you might be interested in looking at more closely. We can keep you informed of new properties via email. Or, if you have something specific in mind, you can commission us to look for a property that may not be on general sale.

We'll arrange for viewings, either for yourself or your designated proxy. We'll arrange for a survey and perform searches of the Lands Registry and other Local Authority plans. And if you feel comfortable enough to make an offer, we'll forward the offer immediately to the Vendor, and let you know the outcome. If the two of you agree a sale, we've done our job.

If you are already a resident of St.Helena, you'd then be faced with the prospect of organising the legal transfer of ownership, tying this in with getting money to the vendor, obtaining it, if necessary, from the mortgage lender, and eventually, getting the keys from the Vendor (or his agent). And the utilities companies will want to know you've moved in. The authorities would also be pleased to know of your change of address, etc etc. Once licenced (See note), The Property Shop will be able to take all this hassle away, making it a smooth process for you.

If you are not a resident of St.Helena, you'll be commissioning your own Conveyancing solicitor, but we can act as your proxy for viewings, for registering title with the Registrar of Lands, and holding keys until your arrival. (You might like to look at our Property Watch service as well!)

  • Arrangement of necessary insurance cover
  • Management of the Completion process
  • Payment of all bills
  • Note of change of address to authorities and utilities

This service is primarily aimed at Purchasers whose predominant place of residence is St.Helena.
The Property Shop is unable to offer a conveyancing service to Purchasers living abroad. However, we can offer two specific services for a fee:

  • Proxy for signing and registration of Application to Purchase with Registrar of Lands
  • Proxy for collection and retention of keys

 

Note regarding Conveyancing Services:

While The Property Shop is not currently licensed to offer Conveyancing Services (see Conveyancing for the reason), we do do our utmost to oil the wheels and help out in whatever way we can, without making any charge.
